Vicinity

Vicinity is Mattamy Homes’ community in south-east Barrie, on the north side of Lockhart Road between Huronia Road and Yonge Street. In Phase 2, Mattamy is selling freehold two-storey townhomes and single- and double-car-garage detached homes, and most of the homes on its November 8 list are quick move-in homes closing between November 2026 and April 2027, with design upgrades already chosen. All are ENERGY STAR® certified. Mattamy sells Vicinity together with Vicinity West, in Barrie’s south-west end, from the same Mattamy Store on Lockhart Road.

Townhomes

The townhomes are freehold two-storey homes with a single-car garage, from 1,496 to 1,997 sq ft with three or four bedrooms and 2.5 baths: the Bayshore, Forestbrook, Greenwood, Greenwood End, Pinegrove, Pinegrove End and Whitburn Corner. Mattamy’s November 8 list has 7 quick move-in townhomes in the Modern elevation, closing in April 2027 with their design upgrades included at half price, and 8 in the Traditional elevation closing in May 2027, where you choose the finishes. Mattamy takes $25,000 off, so prices start at $630,990 with HST, and it shows $579,637 after the 2026 HST relief for qualifying buyers.

Detached homes

The detached homes have a single-car garage (the Arlington, Belmont, Elgin, Sherwood and Willowdale, 1,351 to 2,170 sq ft) or a double-car garage (the Amberlee, Cedric, Vale Corner, Dawson, Gibson, Logan and Yates, 1,805 to 2,768 sq ft), with three to five bedrooms. Mattamy takes $40,000 off and charges half price for the upgrades already chosen, so a single-car home starts at $684,465 with HST and a double-car home at $807,818.

Quick move-in and pre-design homes

Mattamy’s November 8 list has 31 detached quick move-in homes, with upgrades worth $30,266 to $81,177 included at half price and closings from November 2026 to March 2027, and 3 pre-design homes, where Mattamy has already chosen an option such as an alternate kitchen or a finished basement and you pick the finishes. Some back onto the future neighbourhood park, and a few have walkout basements.

The site plan

Mattamy’s plan shows detached homes along Gretzky Avenue, Fleetwood Street, Greer Street and Madelaine Drive and townhomes along Vinewood and Reddit crescents, around a future neighbourhood park, with a future stormwater pond on the west side and the Mattamy Store on Lockhart Road. Its key map places the community between Mapleview Drive and Lockhart Road, west of Yonge Street.

Inside the homes

From Mattamy’s fall price sheets and its Phase 2 home features:

• Detached homes: about 9-ft ceilings on both floors, a smooth main-floor ceiling, engineered oak hardwood on the ground floor, upper hallway and primary bedroom, oak stairs, quartz in the kitchen and primary bathroom and an electric fireplace in the great room (as per plan)
• Townhomes: about 9-ft ceilings on the ground floor, SPC flooring on the ground floor, upper hallway and primary bedroom, quartz in the kitchen and primary bathroom, three stainless steel appliances and air source heat pumps for heating and cooling
• Triple-glazed windows, a tankless water heater you own, a smart thermostat, an energy recovery ventilator, a smart front-door lock, 200-amp service and a conduit for a future electric-vehicle charger
• A three-piece rough-in in the basement, development charge increases capped at $0, a free assignment and a year of free Rogers Xfinity internet

Living in Vicinity

Mattamy’s brochure puts Vicinity about 5 minutes from the Barrie South GO station and 14 minutes from Highway 400. Its area map marks Park Place, Costco, Walmart, The Home Depot, Zehrs and Foodland nearby, and its brochure points to Tyndale Park, the Lovers Creek Ravine trails, Centennial, Johnson’s and Innisfil beaches, the National Pines and Innisbrook golf courses, the Peggy Hill Team Community Centre and the Royal Victoria Regional Health Centre.

Schools: Mattamy’s brochure lists Sunnybrae Public School, Mapleview Heights Elementary School, La Source Elementary School, St. Peter’s Catholic Secondary School and Maple Ridge Secondary School, and its area map adds Hewitt’s Creek Public School, Saint Gabriel the Archangel and Saint Michael the Archangel Catholic elementary schools, Willow Landing Elementary School and Innisdale Secondary School. Its agreement says places in local schools aren’t guaranteed and students may be taught in portables or bused to other schools, so check with the Simcoe County District School Board and the Simcoe Muskoka Catholic District School Board which schools serve each address.
