Life at Wildflowers

Wildflowers is Mattamy Homes’ community in south-west Kitchener, south of Bleams Road between Trussler Road and Fischer-Hallman Road, with Highways 7, 8 and 401 a short drive away. It mixes two-storey freehold townhomes, three-storey townhomes, village townhomes and detached homes. Mattamy’s November 2026 lists have quick move-in homes closing from November 2026 to March 2027, 13 freehold townhomes in Phase 3 closing from June to October 2027, and 18 townhomes in Phase 6 closing in spring 2027.

Phase 3 freehold townhomes

Most of the Phase 3 homes on the list are Mattamy’s newer three-storey designs, the Briar (1,752 sq ft), Halstead (1,947 sq ft) and Stratton End (1,987 sq ft), each with three bedrooms and a single-car garage. Mattamy is taking up to $20,000 off these plans, so they start at $654,990 with HST, or $600,876 after the 2026 HST relief for buyers who qualify. Three two-storey townhomes (a Berlin, Cranbrook and Millbank End) sit on lookout lots, with a look-out basement. The Phase 3 homes are freehold, with no monthly fees, and come with three stainless-steel appliances, an air-source heat pump, quartz counters in the kitchen and primary ensuite and SPC flooring.

Village townhomes

The three-storey village townhomes (the Arondale, Ellis, Pembroke End and Wynwood Corner, 1,349 to 1,644 sq ft) are freehold homes on a shared private lane, run as a common-elements condominium with a monthly fee for the lane, snow clearing, landscaping and management. Five Phase 8 village homes are quick move-ins closing in 45 to 90 days, from $574,889 with HST ($529,990 after the HST relief) with $18,000 to $20,000 of design upgrades included; their fee is $126.99 a month on Mattamy’s list. Phase 6, at Rosenberg Way and Forestwalk Street, has 18 townhomes closing from March to May 2027: the Arondale, Ellis and Wynwood Corner and two-storey Berlin, Cranbrook and Millbank End townhomes, with a proposed fee of $161.57 a month. Mattamy hasn’t released a Phase 6 price list to brokers yet; its website starts the Arondale at $519,460 after the HST relief.

Mattamy also has a Phase 1 Trussler End end-unit townhome closing in November 2026, a Phase 3 Cranbrook closing in March 2027 and a single-car Lenore detached home closing in March 2027, each with design upgrades already chosen. These start at $735,922 with HST.

Living in south-west Kitchener

Mattamy’s brochure lists the Williamsburg Town Centre (with a Sobeys), the Sunrise Shopping Centre, The Boardwalk and Costco for shopping, and nature close by at RBJ Schlegel Park, Trillium Trail, the Williamsburg Woods and the Huron Natural Area, with more than 200 acres of forests and trails nearby. It puts Highway 8 about 6 minutes away, Highway 7 about 9 minutes and Highway 401 about 13 minutes, with GO Transit in Kitchener and about 50 minutes’ drive to Mississauga. Conestoga College, the St. Jacobs Farmers’ Market, Steckle Heritage Farm, the Williamsburg Community Centre and several golf courses are also on its map, along with Grand River and St. Mary’s hospitals.

Schools: Mattamy’s map lists Janet Metcalfe, Jean Steckle and Williamsburg public schools, John Sweeney Catholic Elementary School and Forest Heights Collegiate Institute. Its Phase 8 agreement notes that school buses don’t use the private lanes, so students meet the bus on a public road. Check with the Waterloo Region District School Board and the Waterloo Catholic District School Board which schools serve each address.

2026 HST relief: Mattamy’s prices include HST, with the standard new-home rebate assigned to Mattamy. If you qualify for the 2026 HST relief as an owner-occupant, signing between April 1, 2026 and March 31, 2027 for a home completed by December 31, 2031, the relief removes all of the HST on homes priced up to $1 million before tax, and every priced home at Wildflowers is under that. Mattamy shows what that means on its price lists, for example an Ellis village townhome from $574,889 to $529,990 and a Berlin from $679,990 to $623,000. Mattamy asks buyers to confirm they qualify with a lawyer or tax professional, so check your amount or ask us.

As of November 8, 2026. Incentives can change or end at any time — ask us for the latest.
